What are Hard Money Loans?
Hard money loans—often called purchase (or refinance) and rehab loans—are short-term financing options designed to help real estate investors buy and renovate properties quickly. These loans are typically interest-only and are built for speed, making them a great fit when you need fast approval to secure a deal.
Most loan terms range from 9 to 12 months, giving you the flexibility to complete your renovations and execute your exit strategy. These loans are available for investment properties only (non-owner occupied) and can be taken out in your name or through a business entity like an LLC.
They’re especially ideal for investors planning to fix and flip or improve a property before refinancing. Approval is largely based on the property’s after-repair value (ARV), allowing you to leverage the future value of the property to fund both the purchase and the renovation.
Many investors also use the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat). With this approach, once renovations are complete, you can either sell the property for a profit or refinance into a long-term loan, allowing you to hold the property, generate rental income, and build long-term equity while recycling your capital into your next deal.
